Co-op & Condo (Building) Property Management

Integrity Group has a division devoted exclusively to co-op management and condo management. We take the stress out of managing small buildings (10 units or less) in New York & Jersey City. We pride ourselves on being proactive in condo and co-op property management and don’t wait for the board to ask us to do our job. We immediately get to work, checking building systems, and managing all aspects of the property. We provide detailed and accurate budgeting for both the long and short-term.

We will provide state of the art, user friendly technology for routine services, while maintaining close personal accessibility, including weekly presence at each building we manage. We will provide in-house capabilities that range from leasing and maintenance to apartment reconstruction and renovation when needed.


We believe in using the right tools to maximize our effectiveness. We use Yardi software to monitor complaints, track expenses & operations to make sure our boards are automatically notified.  

 At Integrity Group, we believe in long term planning and we generate and maintain lasting relationships with our boards. Because many of our co-op and condo properties are profitable rental properties, we gain a distinct perspective about how to run a building. We think and operate like owners, by keeping all expenses down and never stop seeking cost-cutting methods. 

Board meetings should always run smoothly, we make sure we are thoroughly prepared by submitting all property management statements days in advance. Some of the items we include in our meeting agendas are Open Building Issues, Management Reports, Shareholder Issues and New Business. We ensure that all matters that need to be discussed are on the agenda and fully researched. 

Our hands-on management approach is guaranteed.

Maintenance & Repairs

All properties under management will have its own Property Maintenance & Management Handbook that will be customized by our team.  Our handbooks will ensure efficiency with all aspects of maintenance from the day to day operations to material ordering supervision. Our managers will communicate constantly with owners and boards to ensure that all necessary repairs are made in a timely and cost-effective manner.  We also collect detailed contact information from all owners in order to facilitate access.  And while we rely on superintendents for minor repairs, cleaning, and general maintenance, our team of property managers personally inspect all buildings and units in question to determine if a major repair is necessary.

As a matter of strict policy, we consult with owners and boards before authorizing any major work.

Overall building maintenance is one of our specialties.  One of our property managers will visit each building under management at least once a week and conduct a full routine inspection of the exterior, basement, roof, and public areas.

Our Management Team also offers boards the opportunity to create Capital Improvement Plans.  In conjunction with engineers and contractors, our managers assess the major aspects of each property including roofs, stoops, vestibules, facades, plumbing, electric, and make recommendations for repairs and improvements to be executed over a 3 to 5-year period.  Planning ahead like this also allows us to negotiate the best possible deals with contractors.  Once these materials have been assembled, we bring them to our client and work to balance the needs of the physical property with the client’s financial priorities.
