Regardless of what type of market you’re facing, there are many things to consider before you commit to a purchase. Ask yourself these key questions before deciding to buy. 

Do you have enough money for a down payment?

For a condo: assume 10% to 20% for a lower price point, and up to 50% down for a higher price point. 

For Co-ops: assume 20% to 50% depending on the co-op board. On average most co-op's will require 20% down.

In a competitive market, you may want to consider a larger down payment.

Do you have enough money for closing costs?

Closings costs can add up quickly, especially with the new NYS tax laws. Let us help you out with closings costs - we're here to help!

Is your credit where you want it to be to obtain a favorable interest rate?

Ideally, you don’t want to owe more than 30% of your maximum credit limit. Let us help you come up with a strategy to help pay off your debt. 

Will you have a cushion?

A good rule of thumb is to have six to 12 months of mortgage payments and carrying charges in liquid reserves.
